Should I sell my home for sale by owner?
A straight answer on what selling by owner really takes, who it fits, and how to decide on net proceeds rather than the fee you avoid.
The short answer
For Sale by Owner can work, and it can work well, for sellers who understand their local market and have the time and temperament for the whole job. That job is real: pricing, exposure, showings, negotiation, inspections, and paperwork. The honest decision is made on net proceeds and risk, not on the size of the fee you avoid.
What the job actually includes
Pricing has to be right on day one, because buyers and their agents compare against recent sales within days. Exposure depends on the MLS and the buyer-agent network, or entirely on your own marketing reach. You manage showings and open houses, negotiate the offer and its contingencies, coordinate inspections and the appraisal, and carry the paperwork, where Arizona contracts, disclosures, and addenda carry real legal and financial weight.
Who it fits
Sellers who want control of the process, understand their local market, and have the time and temperament for every stage above. For those sellers, keeping the process in their own hands can make real sense.
The honest tradeoffs
Every stage is your job, including the ones that go sideways. Negotiation leverage, contract risk, and market feedback are where an experienced agent earns the difference, not in the showing itself. A mistake in the contract can cost more than the fee you saved.
The middle path and the math
Fixed-fee listing options, like the flat-fee listing, keep the FSBO level of control over pricing and showings while handling MLS placement and support. Compare what you would actually net under each path on your home, at your price, and account for your own time. Then the choice is easy, in whichever direction it lands.
