Know who pays, and who works for you
The buyer agency agreement
Since the 2024 industry settlement, buyer compensation is no longer advertised on the MLS in most markets, and buyers typically sign a written representation agreement. It states the services you receive, how your agent is paid, and what happens if the seller declines to pay.
Three ways to pay
Your agent can be paid by the seller through the transaction, by you directly, or by a combination. Each structure is negotiable, and the right one depends on the market and your offer. We put the whole picture in writing before you write an offer.
