Editorial Standards
Clearly Sold publishes educational content about Arizona real estate with one standard: accuracy first, sources disclosed, and a clear line between fact, opinion, and marketing. This page explains how we produce and review Ask Andrew answers, market reports, consumer guides, and AI-assisted content.
Our editorial commitment
Everything we publish on this site exists to help consumers make informed real estate decisions. We commit to factual accuracy, honest framing, and plain language. When we make a mistake, we correct it openly and promptly. When we cannot verify a claim, we do not publish it as fact.
Fact, opinion, and marketing
We keep a clear separation between three kinds of content. Fact is what can be verified from a named source: a recorded sale, an official statistic, a statute, an announcement. Opinion and analysis are interpretations of those facts, clearly reasoned and clearly labeled as perspective, market commentary, or strategy. Marketing is content that describes our own services, programs, and fees. It is identified as such on the pages where it appears, and it never masquerades as independent research.
General education on this site is not personalized professional advice for your specific transaction. Where a topic is legal, tax, or financial in nature, we say so and encourage you to work with the appropriate licensed professional.
Source verification
Facts we publish are checked against primary and authoritative sources where practical: official government data, public records, statutory text, official program materials, MLS and public listing data, and the own announcements of the organizations involved. Where a number, date, or rule comes from a specific source, we name the source or link to it in the content, and we date the information so readers know when it was verified.
Data can be reported on different bases, and rules change. When a figure is an estimate, an assumption, or one of several reasonable readings, we say so rather than presenting it as exact. If we cannot verify a detail, we leave it out or mark it as unverified instead of guessing.
How Ask Andrew answers are produced
Ask Andrew answers start with a real consumer question. Each answer is researched against current rules, data, and practice in the Phoenix Metro market, written in plain language, and checked for accuracy before publishing. Answers explain the tradeoffs and what to verify, and they do not promise outcomes. When a question turns on a document, a contract, or a personal situation, the answer says so and points to the right professional to review it.
Market reports
Market reports combine dated, sourced data with a clearly labeled interpretation of what that data does and does not mean. We report the figures as published by their sources, note the reporting date, and avoid invented numbers or unsupported predictions. Reports are updated or replaced as new data becomes available, and each report carries the date it reflects.
Consumer guides
Consumer guides explain how real estate actually works: the options, the costs, the paperwork, and the tradeoffs. Guides present competing strategies fairly, including the limits and downsides of each, and they are written for a reader who is making a decision, not a reader being sold to. Guides are reviewed when rules or market practice change in ways that affect their content.
AI-assisted content
AI tools may assist with research, drafting, organizing, and editing some content on this site. AI assistance never removes editorial responsibility: every piece is reviewed for accuracy, tone, and compliance with these standards before it is published, and corrections are handled the same way regardless of how a draft was created. AI output can contain errors, so we verify the facts it helps us assemble. You can read more about how we use AI on our AI Use & Transparency Policy page.
Corrections and updates
Articles on this site may be reviewed, updated, and corrected as new information becomes available. When a correction changes the substance of a piece, we make the fix and update the page accordingly. If you believe something on this site is inaccurate or out of date, please tell us at hello@clearlysold.com and we will review it.
Transparent compensation information
Because compensation is one of the areas where consumers most often feel in the dark, we disclose it in plain language wherever it is relevant. Selling strategies, fees, commissions, and incentives are described on the pages that present them, with the tradeoffs stated and the specifics documented in the applicable written agreement before any engagement. Buyer-broker compensation is separate and negotiable. We do not hide fees in fine print or surprise anyone at the closing table.
