4 Ways to Buy a Lakeside Home With Little or No Down Payment
Some of the best cabin country in Arizona comes with a common question: how do you buy into it without draining your savings? For many buyers, the answer starts closer to home than they think. 261 N Powder Horn Ln, Lakeside, AZ 85929 is a great example: a two bedroom, one bath, 792 square foot cabin in the Summer Haven area, listed at $240,000 through HomeSmart. It's the kind of place where the White Mountains lifestyle, cool summer evenings and towering ponderosa pines, turns from a weekend idea into home.
One thing to know before we get to the programs: every financing path below requires qualifying primary-residence occupancy. These are tools for buyers who will live in the home, not vacation-property buyers.
USDA Rural Development: A Potential Zero Down Option
USDA's Single Family Housing Guaranteed Loan Program can offer 100% financing with no down payment for eligible buyers in qualifying rural areas. A local lender has indicated that this address is in a USDA-eligible area. A participating lender must confirm current property and borrower eligibility.
Location eligibility is only one requirement. Household income limits depend on location and household size, and income from household members who are not on the loan may count under program rules. Borrowers must also meet applicable income, credit, repayment ability, occupancy, appraisal and property requirements. And no down payment does not mean no closing costs or no cash needed. The straightforward next step is to check current eligibility with a lender, starting from the official USDA program and eligibility pages: Single Family Housing Guaranteed Loan Program .
VA Financing: A Potential Zero Down Option for Eligible Military Borrowers
Qualifying veterans, service members and certain surviving spouses may purchase a home with no down payment and no monthly mortgage insurance. A Certificate of Eligibility, available entitlement, credit, income, appraisal and occupancy requirements all apply, and a VA funding fee may apply unless the borrower is exempt. Closing costs may still apply.
Already owning a home does not automatically prevent another VA purchase, but available entitlement and qualifying primary-residence occupancy must be confirmed by your lender.

FHA: A Low Down Payment Option for More Buyers
FHA loans allow down payments as low as 3.5% for qualifying borrowers. Credit, underwriting, primary-residence occupancy, appraisal and property requirements apply, and FHA includes both an upfront and an annual mortgage insurance premium. FHA is not limited to first-time buyers.
HUD Section 184: A Low Down Payment Option for Eligible Native Borrowers
The HUD Section 184 Indian Home Loan Guarantee Program is designed for eligible American Indian and Alaska Native borrowers, including applicable tribal membership requirements. HUD describes down payments of 2.25% for loans above $50,000 and 1.25% for loans below $50,000. It is a low down payment program, not an automatic zero down program. A participating lender must verify borrower eligibility, the eligible lending area, property eligibility, current program availability and applicable fees. Nothing here means this cabin is pre-approved for Section 184. See the Section 184 program page and the Section 184 borrower information for current program details.
The Cabin and the Community
At the higher elevations of Arizona's White Mountains, Pinetop-Lakeside trades Phoenix heat for cool air, star-filled nights and forest recreation: the White Mountain Trail System's miles of multi-use trails, trout fishing at Woodland and Rainbow Lakes, and the easy paved loop at Woodland Lake Park. It's the kind of place families visit for a weekend and start asking what it would take to stay. At $240,000 with 792 square feet and two bedrooms, this cabin is an affordable homeownership opportunity in Lakeside.
Comparing the four financing paths
| Program | Potential minimum down payment | Who may qualify | Key qualification |
|---|---|---|---|
| USDA | 0% (potential) | Low/moderate-income buyers in eligible rural areas | Location and income limits; primary residence |
| VA | 0% (potential) | Eligible veterans, service members, some surviving spouses | COE, available entitlement, occupancy |
| FHA | 3.5% | Broad range of buyers, not just first-timers | Credit, underwriting, occupancy |
| Section 184 | 2.25% over $50k / 1.25% under $50k | Eligible American Indian and Alaska Native borrowers | Tribal membership; lender, area and property eligibility |
Minimum down payment is not the same as total cash to close. Closing costs, prepaid expenses and program fees are separate.

FAQs
Can I buy a home in Lakeside with no down payment?
Potentially, if you qualify for a USDA or VA loan and meet all program requirements, including primary-residence occupancy.
How does household size affect USDA income eligibility?
Income limits scale with household size, and income from household members not on the loan may count, so it is worth checking current limits for your situation.
Can I use my VA benefit if I already own a home?
Not automatically. Available entitlement and qualifying primary-residence occupancy must be confirmed by your lender.
Is Section 184 a zero down loan?
No. Current HUD guidance describes down payments of 2.25% above $50,000 and 1.25% below.
Do I have to be a first-time buyer?
No. USDA, VA and FHA are available to repeat buyers who meet program requirements.
Does zero down mean no closing costs?
No. Zero down programs still involve closing costs, prepaid expenses and applicable program fees.
