Improvements that pay for themselves. In theory.
Renovation before selling is not about spending the most, it is about spending on the right things. Renovate & Sell identifies the upgrades buyers in your market actually pay for, scopes them to a budget, coordinates the work, and sells the finished home. And it comes with an honest warning: not every dollar comes back.
02 · The breakdown
Who it is for
Sellers with a dated home that sits below the rest of the market in condition, who have the time for a project and a budget that can carry it. If buyers in your area are paying a clear premium for finished kitchens and updated baths, a targeted program can position your home to compete for that premium.
How it works
It starts with the market, not the wish list: what do buyers in your price range expect, and what would a finished version of your home sell for? The plan targets the gap, prices each improvement, and sets an order of work. We coordinate the contractors and the schedule, then market and sell the finished home. The scope is agreed before work starts.
Benefits
- A scope built from buyer expectations, not decorating magazines
- A realistic budget and order of work agreed up front
- One coordination point for the project and the sale
- A finished home that competes for the premium buyers are already paying
Limitations and tradeoffs
Renovation takes time, carries execution risk, and the return is never guaranteed. Contractors overrun, markets shift while the work is underway, and some improvements simply do not pay back in every neighborhood. The plan is designed to minimize those risks, not to pretend they do not exist.
What to consider
Be honest about your timeline and your budget before starting. Ask what the finished-home value supports, which improvements carry the value in your market, and what happens if the work runs over. If the math does not support the project, selling as-is may well be the smarter call.
Next step
Check the renovation math before you pick up a hammer.
We will run your home through the finished-value comparison: what the improvements are likely to support, what they cost, and whether the project earns its time. If the answer is to sell as-is, we will tell you.
